bigger urban areasAre millennials getting ready to leave big cities in droves? Some experts in demographics, economics and real estate have predicted the millennial exodus from huge urban areas has already begun. If true, the question remains: where will they go?

Some may head to the suburbs, like their parents and grandparents did before them, but many will look for a different lifestyle, one that combines the advantages of suburban living with the best features of city life. Some smaller metro areas, like Wausau, Wisconsin, are banking they have the blend of economic opportunity, urban elements, affordability and lifestyle that will attract migrating millennials.

The draw:

“Economy has always been a factor in generational migrations, and while the nature of work has changed, economic opportunity is still key to where people want to live,” says Christian Schock, director of planning, community and economic development for the City of Wausau. “Everyone wants to find a place with the winning formula of urban activities, affordability and lifestyle. Businesses want to put down roots in that environment, too, knowing it will draw a bigger pool of skilled workers.”

In recent years, the City of Wausau has made concerted efforts to position itself with both big city amenities and small town assets. By many accounts, the efforts are paying off. In a 2016 Pew Research Trust analysis of income equality nationwide, Wausau ranked first in the nation, with the middle class constituting 67 percent of the city’s total population. Wausau also ranked highest in Wisconsin and eighth nationally on Area Development magazine’s list of hot spots for new and expanding businesses.

In the last two years, the program has allocated more than $200,000 in no-interest loans to local employees.

  • Place

Millennials who came of age in urban environments have a strong affinity for multifunctional spaces, and are drawn to communities that are a walkable mix of business, retail, industry and residential. While the specific physical space needs may change, their own strong sense of identity makes them inclined to seek a region that has its own established sense of self.

Wausau has leveraged more than $100 million in new downtown development over the past decade and currently has another $100 million under construction, emphasizing the city’s identity as a vibrant, growing core. Wausau’s Riverlife Village project is reclaiming more than 16 acres of urban waterfront along the Wisconsin River to house a new park, river wharf, mixed-use office space, biking paths, apartments and a family entertainment center.

Perhaps the greatest testament to a mid-sized metro’s success is the recommitment of historic businesses to local growth. Wausau Insurance was an early innovator in workers’ compensation insurance, which evolved out of the necessity for local lumber mills to share the risk of worker rehabilitation. Now part of Liberty Mutual, the company recently announced a $50 million regional facility expansion. Wausau Window and Wall Systems and Linetec, both in the building materials industry, also trace their roots to the lumber industry, and have completed over $60 million worth of expansion and doubled the size of their workforce within the past five years, providing a strong foundation for continued economic development.

“Any resident, millennial or not, is looking for ways to connect with their community. Both businesses and residents are discovering that smaller cities can even be more responsive and creative than larger metros,” says Robert Mielke, mayor of Wausau.

Edmonton Home Inspectors Simple Steps For Summer Lawn Prep

According to Grass Seed USA, a coalition of American grass seed farmers and academics, investing a little repair time in early spring and a small amount of maintenance time in summer will pay off with a lush lawn ready for all your summer activities.

1. Test your soil.

Good soil is one of the essentials of a healthy lawn. A soil test is simple, inexpensive and provides valuable information about current pH levels. Simple amendments like lime or sulfur can be added to neutralize overly acidic or alkaline soil and help grass thrive. Find a soil test kit at a local garden store or make your own using common household items.

2. Aerate.

Older or heavily trafficked lawns can suffer from soil compaction. A core aerator with hollow tines will pull small plugs of soil out of the ground, allowing increased movement of water, nutrients and oxygen. Aeration can also increase the soil contact with new seeds and promote new growth. You can rent an aerator or hire a professional to do the work for you.

3. Seed.

According to Grass Seed USA, the ideal lawn planting season is April through the mid-to-end of October, depending on where you live. Turf specialists at a garden store or local university extension office can help select the right seed for your area and usage, pointing you toward the seed closest to existing grass or suggesting alternatives for problem areas. After seeding, water lightly but regularly, keeping the reseeded areas damp until the new grass grows in.

4. Control weeds.

Healthy lawns essentially control weeds by squeezing them out. However, if crabgrass or dandelions invade, herbicides may help. Consult a garden specialist about which herbicide is right for your lawn and how to use it. Applying a pre-emergent herbicide in the spring before weed grass emerges can reduce problems down the line. If you’ve applied seed, keep in mind herbicides can kill it, so use a product that will not affect new growth. For dandelions, digging them up is often effective, but a broadleaf herbicide may be applied.

5. Water as needed.

On average, a lawn needs about 1 inch of water per week, from rainfall or irrigation. Letting the lawn dry out completely between waterings will encourage the grass to grow stronger, deeper roots as it searches for water deeper in the soil. Put a rain gauge on your porch to measure rainfall; skip the watering and save your irrigation money if you receive 1 inch of rain in a week.

6. Fertilize naturally.

Don’t break your back trying to bag lawn clippings. If you mow frequently (about once a week during the growing season) and don’t remove too much height (only one-third of the blade), you can leave the grass clippings on the lawn. They contain the same nitrogen, phosphorus and potassium as commercial fertilizer – and they’re free.

7. Mow to the right height.

Wait until your grass is 3 inches tall before mowing and then cut it to 2 inches in height. By only trimming one-third of the blade length, you will avoid stressing the grass while leaving enough leaf to protect the roots from the sun – helping you create a low-maintenance, drought-tolerant lawn.

A lawn doesn’t need constant pampering. Ongoing lawn maintenance can be quick and easy, and the reward is a beautiful, environmentally-friendly setting for outdoor activities of many kinds. So, fire up the grill, hang up the hammock and get busy enjoying your personal great, grassy outdoors.

Water Heater Going To Lead To Heartache According To Edmonton Home Inspectors

It’s time to replace your old, energy-guzzling water heater, boiler, dehumidifier or furnace and you’ve done your homework. You’re going to save energy and money in the long run by switching to a high-efficiency condensing heater or boiler. It’s important to know the nuances of proper installation – even if you’re relying on a professional to do the job.

A growing number of homeowners are turning to boilers, HVAC systems and water heaters that rely on condensing to maximize the unit’s efficiency. Instead of venting hot exhaust gases out through a flue, these units capture additional heat from the exhaust and use it to enhance the unit’s heating. Although condensing units often cost more than conventional options, the energy savings can quickly offset the higher initial price tag.

However, condensing units present a new problem – condensate waste. Water is the byproduct of the efficiency-boosting condensing process, but waste water produced from a combustion process ends up being acidic. When natural gas burns inside a furnace or boiler, the flame draws in atmospheric nitrogen. The heat causes a chemical reaction that creates nitrogen dioxide and nitrous oxide – both of which get dissolved into the waste water.

“If the condensate waste is vented into a home’s plumbing system, over time the acidic water can corrode the metal pipes,” explains Chris Peterson of Saniflo, a manufacturer of drain-pump systems. “Ultimately, the thing homeowners did to save them money ends up costing them hundreds or even thousands of dollars when they have to replace pipes deteriorated by acidic condensate.”

Pumping the waste outside the home or into sanitary sewers usually isn’t a good solution. Those tactics put the acidic waste into ground water or channel it through municipal- and county-owned pipes that can also be corroded by the condensate waste.

“The smart, long-term solution is to neutralize the acidic content in the condensate waste before it ever goes into any piping,” he says. “Condensate waste neutralization is also required by the International Plumbing Codes, which are in force in many parts of the country.”

One solution that many contractors and homeowners have turned to is adding a neutralizing unit, like the Sanicondens Best.
